The Final Countdown: 10 Essential Steps Before You Reach the Closing Table

by Shelley Broussard

The excitement is building. You’ve navigated the inspections, secured your financing, and the boxes are almost packed. But before you can finally turn the key in the lock of your new home, there are a few critical details that require your attention.

As your Real Estate advisor with over 20 years of experience in the South Houston corridor, I’ve found that the smoothest closings are the result of a little "pre-game" preparation. Here are the top 10 things you need to handle before closing day.

1. Logistics: The "Who, When, and Where"

It sounds simple, but you’d be surprised how many delays happen because of logistical confusion.

  • Confirm the Details: Double-check the exact date, time, and title company location.

  • The Wire: If you are wiring funds, ensure you have the correct instructions directly from the title company (beware of wire fraud!) and initiate the transfer at least 24–48 hours in advance.

2. The Final Walkthrough

This is your final opportunity to ensure the home is exactly as it should be.

  • Verify Repairs: If the seller agreed to specific repairs, we will check that they’ve been completed professionally.

  • Condition Check: We’ll ensure no new damage occurred during the move-out process and that all systems (HVAC, plumbing, electrical) are still functioning as expected.

3. Review the "Non-Realty" List

If you negotiated for the refrigerator, washer, or that beautiful patio set to stay, now is the time to confirm they are still on-site. We’ll cross-reference the Non-Realty Items Addendum to ensure every piece of personal property you claimed is ready for you.

4. The Paper Trail (Repairs & Warranties)

Don’t just take the seller's word for it—get the receipts!

  • Gather Documentation: We will request copies of all repair receipts, service records, and warranties for any work done during the transaction. This is critical for your future home maintenance and potential insurance claims.

5. The "Leaseback" Logistics

If the seller is staying in the home for a few days after closing (a "Seller Leaseback"), we need to finalize the transition details.

  • The Transition: Confirm the exact move-out date/time, the security deposit holding, and the daily "rent" amount to ensure a smooth handoff.

6. Access Control: Keys and Codes

The keys are just the beginning.

  • The Inventory: Make a plan for the transfer of all house keys, mailbox keys, garage door openers, and gate remotes.

  • The Codes: Ensure the seller provides codes for security systems, smart locks, and smart home hubs.

7. Mailbox and Entry Information

Moving into a new community often involves specific access protocols.

  • Mailbox Number: Confirm your specific mailbox number and location (especially in master-planned communities like Shadow Creek Ranch or Tuscan Lakes).

  • HOA Info: If there is a community gate or pool, ensure you have the necessary fobs or access cards.

8. The "Smart Home" Reset

In 2026, homes are more connected than ever.

  • Digital Handoff: Ensure the seller has factory-reset any integrated smart devices (thermostats, cameras, lighting) and removed the property from their personal apps so you can start fresh.

9. The Home Manuals

You don’t want to be hunting for the dishwasher manual at midnight.

  • Gathering Info: We’ll ask the seller to leave all appliance manuals, paint color codes, and pool maintenance records in a kitchen drawer or a centralized folder for you.

10. The Final Transition (Utilities & Taxes)

  • Utilities: Ensure you have scheduled your water, electricity, and gas to be transferred into your name as of the day of closing (or the day of possession).

  • Homestead Exemption: Don't forget to mark your calendar to file for your Homestead Exemption in the coming year—this is a massive tax saver for Texas homeowners!

Your Partner to the Finish Line

Closing day should be a celebration, not a scramble. By checking these 10 items off your list, you’re ensuring that your move into your new home in Pearland, Friendswood, or League City is as seamless as possible.
